When looking at buying a house to keep horses at home which is more important to you house or horse facilities.

I wish I hadn't read this thread now. Are you sure you can't wait 8 years to sell, setterlover? That's exactly where I want to end up. I can work from anywhere but FTH is tied to SE Wales for the next 8 years.

When we go to view, I make a beeline for the horsey facilities and my husband makes a beeline for the house.

Poor estate agents don't know who to go with 😂

Haha - just saw this comment from me.

We're in a similar position now that we've had an offer accepted. Sadly we had a terrible time of selling and buying a horsey property the last 18 months (it fell through about 5 times!).

I have everything crossed this time around as the property we're hoping to move to this time round has everything I've ever wanted 😂

Sorry can't wait that long .It's a lovely equestrian property with everything you could want or need we have loved living here but our ages etc means we should down size and more nearer a village .

Well it's a no to the cottage .
Rough costings come to around £80,000 to bring it up to what we want and that's if nothing goes wrong.
The severely overgrown land has A LOT of bracken on it which needs to be cleared professionally and bracken shouldn't be cleared in the the autumn due to the spores being released as they are considered carsonagenic so horses couldn't move there and would have to go into livery for some months adding to the cost
The buyers will not consider an offer to reflect the worked needed and added costs so we will not be pursuing it.
We have arranged a valuation in September of our present property ( with the estate agent we bought it from 15 years ago )with a view for it to be marketed in the spring which they are happy to do so house hunting will start early next year.
