I think it is a good outcome for you, she could have just said that the stables were not going to be done and that is that! I also think she will appreciate your sense of fairness which I hope works to your advantage in the future!
 
Whilst this is true it is only when it is broken/damaged or being cut that it throws off the dust that leads to cancer. The flaking would suggest it could be fibre cement rather than asbestos, this was a very common material for roofing barns and such like, I would definitely get a second 'expert' in to check before paying a fortune to dispose of it.
