Which house?

House One (current)

Large detached house on edge of village.
Fields on three sides, main A road to front.
Horses kept on rented land 150 yards away through village.
Rent £695 Field Rent £40 (per month)
No facilities except for water at field.

House Two

Smaller detached cottage on a livery yard.
Fields front, rear and both sides, well away from road.
Possible to keep horses just a few feet from front door.
Rent £475 DIY Livery £240
Livery includes all hay and straw, use of horse walker and menage.

I don't know what to do. The idea of moving to a smaller property was to save money. The property is ideal and I don't have to take the horses there but it would be nice to see my own horses out of my living room window and not someone elses!

However, if I take the horses the outgoings will be much the same so won't actually save anything unless I can negotiate with the yard owner and get the livery fees down a bit.

Which would you choose?
 
House 2 because being on a yard now that has a menege I couldn't live without one. So yes I'd choose house 2 for the use of facilities as it makes life (especially in winter) so much easier.
 
house 2 - would love to beable to see my horses out of window and you have use of menage which will be a great help with blue when he gets to breaking in age
