We bought 2 lots out of 3, originally a tiny house right on the road with 28 acres, a ramshackle black of stables and a falling down barn with separate access which had been for sale for 3 years together until the split it into lots. We bought 21 of the acres and the barn, turned it into an American barn. The remaining 7 acres and the stable block alone are now £120,000!!!!! We moved in 4 years ago, the small lot is still for sale and has had no maintance in that time. Seems daft to have it and let it grow ragwort.

I've got just under 3 acres 10 minutes from home, with 2 stables, tackroom, water and arena but no electric so I had a solar panel set up for lights and power and its great. I would love to have horses at home but living where we do in hertfordshire it would cost at least a million if not more !

I too am extremely fortunate to have my own land, 5 acres 6 stables and barn, small cramped tea room and electric & water. Have 5 horses which is 4 more than if I had to pay livery. Bought it back in 1996 and still carrying out improvements, repairs and juggling winter/summer grazing. No longer am I a jack of all trades as I feel I have mastered some.
Its right on the edge of a great village to ride through and close to miles of bridleways and green lanes.
I live 4-5 minutes drive but am lucky to have my mum just around the corner who is very hands on in the yard.
Every time I read a 'livery nightmare' thread on here it reminds me how lucky I am.
In the summer we camp out in the field, have bbq's whilst the kids have freedom without interfering with anyone else.
Been broken into several times but lessons are learnt and nothing of value is kept there (security system direct to mobile going in soon).
Hopefully when Im old and grey it will provide a bit of extra income too.
It is my piece of sanctuary and paradise (mud and all) and I LOVE IT :D:D

I love mine too and its very peaceful. I did take a while to adjust from a livery yard and be by myself. I've got plenty mud and water....so I'd best love that too! lol

Looking after the place takes up quite a bit of time, so riding happens a bit less than it used too but I just love being with them. I walk up to the top of my fields and look down (once I've got my breath back!) and still can't believe I own it....and thats after 4 yrs of owning it! Bliss.

Having own place sounds heaven and I suppose most peoples dream. Can I ask how you all found the land, stables etc to buy?

A friend of mine is looking and really isn't having much luck at all.

We moved from the UK to Ireland as OH took a job here! The horses (3 of them) were shipped over professionally and we packed our Rice double trailer with everything we owned and followed (with son, 3 cats and a dog). That was over 12 years ago now and a lot has happened since then including son number 2 making an appearance :) If we'd remained in the UK, I think we'd still be on the DIY livery, even though we both worked and had good jobs finding a place would have been very difficult and probably too expensive back then.

I found mine through a local estate agent. Was way too expensive and more than I really wanted, but it had been on the market for a year so I went in with an offer. Be prepared to negotiate over price and be flexible as to where/what. Often the agents to look for are those who run or are involved in the local livestock markets.

Try the local estate agents that specialise. In cheshire its wright Manley and Jackson equestrian. Shropshire i think its Halls.

I was soooo lucky. My auntie called to say she had seen a field for sale in her local newspaper classified. Was not in my local paper. No estate agents involved. I phoned them straight away, immediately went to the field and owned it all within 3/4 of an hour. About 6 people called her while I was there so decision made there and then. Meant to be !

I'm very lucky to own my own land..It is not a huge amount but it is a start..3.5 acres just built three stables and tack/store room constructed in Block (with planning permission).Still have to build a haystore and connect electricity..It is in very basic form at the moment as i needed to use the stables asap.So no concrete yard or fencing sorted out around the stables yet..Very much a work in progress..It is 4 miles from home.I found it for sale on Right Move..a farmer was retiring and sold off the land in Lots.

I would never go back to being a livery..I hated it but done it for over 25 years..I hate the bitching and the stealing of stuff..I and my three horses are as happy as pigs in *****.

These threads are very interesting but i do think they offer theives a great source of info. People show their tack, their stables, yards etc, tell when they are at the horses or at work, going to shows. its not hard to work out where people are if you just pick a profile and go through previous posts, blimey you know all this, the HHO detective agency covers all corners of the land... and probably the world!

I guess i will be told i'm paranoid but in this day and age I think we should all be very careful what info we give away.

By the way i do own land seperate from my house but it is watched over by a very sharp eyed old barsteward!

Nods in agreement, and my land is watched over by a number of nosey peeps!

We bought a run down house with 1/3 acre when i was pregnant with my daughter . we followed that up with 5 acres on the other side of the village. The field was quite remote and my old mare was getting worse and i couldnt keep her at home all year round so we sold the land and the lovely house and bought a run down prefab with 5 acres. The bungalow is dry and just about big enough for us all but we spend all our time outside really where we have a busy smallholding. I think we were lucky to get it at auction but it is hard work. I wouldnt change for the world though and plan to leave here in a box.
We are up to 7 ponies two of which live elsewhere and we couldnt afford livery
My stables are cleaner and tidier than my house mind you.
i spend lots more short periods with them than if I had to travel aswell.
