Why do people trash lovely yards and not pay their bills ????

I have a lovely yard, and am renting it out and so far have had no rent for a month, fencing not fixed as promised and the place looks a tip. I really dont want to sell it but feel like I have no choice as other people have no respect. Sorry for the ranty post just will never understand other people and so many people say they would love their own yard then get one and trash it, arghhh am fed up. Thanks for listening.
 
Poor you. Sounds like an unfortunate situation. Do they pay rent up front? That's what a typical residential tenant does and would allow you to take action for non payment far earlier.
 
There are plenty of people who would love their own yard, so if your tennants are not looking after the place ask them to leave and get someone who would appreciate it !!
 
Obviously I don't know your financial situation or what your contract with the current tenants is but you clearly need to do something. They appear not to be complying with tenant agreement & clearly things will not get better & quite possibly worse. You need to take action to get them to vacate, evict them, whatever but they need to go.

I am at a very small private yard & we were vetted prior to being allowed to come to the livery. The horse world is quite small & everyone is known by someone or other within the horse community. You need to ask about to try & find out about potential tenants. It's too late now but do this in the future & it will probably save these problems.

Only sell the yard if you really want to. There are many lovely people out there who would die to rent their own yard & would give it the respect & attention it deserves. This is a bad experience you are having at the moment but once they're gone, do your homework on any future tenant & you shouldn't have these issues. Good Luck
 
What a shame OP, I'm sure though there are plenty of others who would cherish your yard given a chance!

I rent my little place, rent in advance and never late, and I treat it as if it were my own. Do all repairs, maintenance etc and the owners truly appreciate it and trust me to do much as I please. I'm proud of it and work hard to keep it looking as tidy and well kept as possible.

I'm sure your perfect tenant is out there somewhere :-)
 
Why don't you do what property land lords so, keep say 3 months rent as deposit and get them to pay in advance by direct debit, then if it's a week late you can chase and give them notice if it's a month late
 
Tenants that don't pay up or look after the land they renting gives the genuine people a bad name. I rent a field & since we've been there we've tried our best to maintain it, fertilizing the grass, poo picking etc & our landlord sees to the fence maintenance & things lkke that. l've only got to contact him about damaged fencing & its done quickly. They've also had a farmer cut the overgrown hedges etc back so l've gained more field which needs reseeding we have a respect for each other & if we have any concerns we share them. We did have another girl rent the neighbouring field but within a month she'd dumbed them. l only moved to renting land because one of the ponies needed restricted grazing from ems & my yo wouldn't allow me to have her on strip grazing & she was fed up being stabled most of the day having a couple of hours turn out. My horses are happy & l feel lucky l managed to find a field as they are hard to come by in my area so l need to look after it to stay there sadly not everyone treats things with respect & it when someone like that leaves its leaves a distrust on any future tenants which isn't fair but its no surprise & is to be expected.
 
I've given them a months notice tonight and decided to sell if possible, its a shame I know of so many empty yards about, 2 near my place as the owners are sick of awful tenants and their lies and hassle. Its a shame so many awful bloody horse people give the good ones a bad name, but it does seem the bad outnumber the good :-(
 
I think you've been unlucky, there will be your perfect tenant out there if you don't want to sell. I would take a deposit, give them a contract to read an sign so there is no misunderstanding and insist on a month's rent in advance.
 
OP - did you not take a deposit up front?
Sounds like the tenants have broken their contract, so you can serve immediate notice.

YO's of an adjacent yard to me had tenants from hell till 18 months ago.
Once they had evicted them, they did a tenancy agreement that was exactly like a short term tenancy, including taking 2 months rent as a deposit as well as 1st month in advance. They also do inspections 3 monthly, limit on equine numbers on site as well as having insurance on the place etc etc...really water tight contract.
Current tenant after 1 year, was then allowed to re-sign for another 2 years - model tenant she is - also now become a good friend to hack with occasionally :)
 
Friends rented their yard out, lady trashed it, fencing destroyed, fields poached, stable wall kicked in. They will now prob sell rather than rent again, some people have no respect.....
 
It is always tricky renting out land or property. If you have good tenants, great. But it is a great learning curve to recognise a rubbish tenancy agreement or a bad tenant. Do you really think you should sell, though? Maybe now you know how to put in place a better tenant and legal contract, it may make you some income? Good luck with it.
 
What a shame people have no respect for others property I have always taken even greater care of something entrusted to me than I do of my own as it is vital that you show respect and consideration for your landlord I have a brilliant landlord he is much appreciated the land is his garden I vacate the bit he wants to use on the odd occasion he does want it and we have it the rest of the time he only uses half for his quad bikes about three times a year the rest of the time I have free rein over it. All he asks in return is I pay the rent by direct debit and keep the grass short and clean which suits me as i like to see even clean grass and it suits my fat ponies to a tee
 
So sorry to read of your problems, OP. I rent a small yard and would be HORRIFIED if I let that happen to it. I make sure I keep it clean and tidy and any repairs that need doing I let the owners know but do them myself where I can. They are wonderful to me though, they want me to be happy there as much as I do, and I do my best not to be a bother to them!

The good tenants are out there I promise!!!

I would give warning, unless yard rent is paid and tidied up by next rent day, you will find someone else to rent it. Don't stand for any nonsense and empty promises
 
I rent a yard, since taking it on I have built three new stables, a feed room and hay shed. I have also extended the existing stables, we repair all fencing and breakages asap. I keep the yard spotless and do not over graze the fields, we top,roll and harrow the paddocks regularly and poo pick daily. The school is graded every day and i have purchased four new mirrors to go along side the exsisting ones.The stables are kept painted and power washed and any damage is repaired within a week.
I would never disrespect some one else's property.

Same here...my landlady thanked me the other day for being the perfect tenant * buffs nails smugly*
 
I really don't understand this I rent a house with land I look after it as if my own. Landlord pops in at anytime for coffee never a problem. I spend so much maintaining both places like I would if it was mine. I thought this was normal.
 
I have to say that my blood ran cold when I read the opening post it was a couple of minutes before i convinced myself that it wasnt about me!

I rent stables and land, there is broken fencing, mud and mess currently for a variety of valid reasons. Its not ideal I admit.

Its not completely unknown for post to go missing and so one of my rent cheques to go undelivered

Just saying there are two sides to every story. If someone turned up at my field today they would say for sure that i was trashing the place but i know i am not and could explain

Sometimes people can be too hasty to judge

In this situation though i am guessing that the issues have been ongoing
 
There is some good advice on this thread for me as I'm considering building another smaller yard with a view to rental and it's always a worry about getting the right tennants.
References are essential with a water tight contract .
Would people say it is better to rent to someone who had a job outside of horses as more of an assured income ?
