Why doesn't the perfect livery yard exist?

See for me my yard IS pretty much perfect.

20x60 arena, with 40ms covered, flood lit, 20m lunge area, hot wash, 14x14 stables, unlimited straw and hay/haylage included, full x-country course and 90 acres of farmland to ride in the summer, all weather canter track, individual turnout, and the lovliest YO you could meet.

We only have maybe 8-2 turnout in the winter though, although 24/7 in summer. But my mare wants in by 12 in winter so it doesn't matter.

Could you tell us what part of the country and ball park cost? Sounds excellent.
 
I would love to be somewhere with really good grazing so that horses can be out 24/7 as much of the year as possible. But I also want a good school with lights, and probably a walker. I want assisted DIY with enough storage to be able to bulk buy things, or for hay/haylage to be part of the deal. Decent hacking also totally required.

Does anyone actually have this? good paddocks seem to often be at the expense of other facilities. Or the facilities are there but no storage. Or no hacking.

Am I looking for something which doesn't exist? :(

I think I've found the places you're looking for :o I am absolutely thrilled with my wonderful new yard and how it's benefitting the horses. C is coming on in leaps and bounds!! I don't know if it's too far from you, but should a place become free I could give you a shout?

The walker is currently broken, but everything else we have - lessons on site with well known trainers, a huge arena with jumps, absolutely brilliant bridleways (incl. sandy, level, uphill tracks which are perfect for fittening work) a very skilled horseman for any assistance to your livery or if your horse needs riding, or you need an extra hand on the ground, ridiculously huge stables, a very reasonable amount of grazing, hay and straw for sale on site (or you can buy your own) a good sized storage area each - it really is a dream come true. Oh, and all the liveries are really nice and friendly :)

So do I Puppy. That would be brilliant fun :)

Maybe one day we'll make it back that way and then I can come and live with you. I have no idea what our long term plan is but I don't thin it involves us driving miles in opposite directions every day forever. I hope it doesn't because frankly it is a nuisance. :(
