Why so many big yards for sale?

Down in Hertfordshire any yard is targeted by developers even before the owners think of selling. Patchetts was the prime example - a thriving top class competiton venue and livery yard, close to amazing hacking and on the edge of London with great transport links. Sold to developers because of greedy owner and council. How many of these on the market are hoping to get developers knocking on their door? Btw, where is Attington?

I loved Patchetts, did my training there, worked there, had a ball there. While it is very sad to see it as a housing estate I think the owners had been losing money hand over fist with it for some time-how long should they have continued to subsidise the equestrianism for?
 
It is a real shame so many places are closing down, but as a few people have mentioned above, a business can only continue to operate if it is economically viable.

An alternative would be to charge much higher rates for livery, schooling, lessons, use of xc courses etc, which I'm sure some people would complain about too!!
 
I would think it is really hard to develop a business plan to borrow the money to buy an event centre. Now if you only have to borrow a little or have the whole amount who in their right mind, would want a 24/7 365 day a week business at the bottom of your drive. You would get probably enough to live on if it was invested properly and not have the work and the hassle.
Land is always more saleable in smaller lots and there are more people who can afford to buy. We managed to buy our shed because it was unmortageable, so it put a lot of people off. If there have been a house that you could have raised a mortgage on it would have sold quickly. When we sell we will the chances are it will be without the land, I have am always being asked if I will sell some.
 
Austin O'Connor is based at Attington and there is no mention of it being up for sale on his FB page. Seems business as usual as far as I can see.

The advert says the new owner could continue to operate the equestrian business 'as is', so I guess until Austin and his liveries hear otherwise they'll hope that will be the case. From a completely selfish point of view I also hope that will be the case as I can hack there and hire their facilities (when all 4 legs are working on one of my horses that is - blue moon, pigs will fly etc)
