Would you ever buy a house with stables but rented land?

Hubby and I have spotted a lovely property for sale with amazing stables (honestly, the stables are nicer than the house!) but the only snag is that there is no land with the stables. Just a nice garden with the house, but certainly not enough for horses.

Anyway, there is a field on the back which the farmer says he will let me rent in the summer, but not the winter. There is another neighbour in the village who would possibly let me rent land for the winter.

I suppose I could put the horses in livery for the winter if the worst happened and I couldn't get grazing.

Anyway, my question is (God, I am so longwinded sometimes, lol) would you consider buying a property with stables but no land.

I wouldnt pay more for it over a simlar one without stables unless there was a long lease on the land or option to buy a couple of acres near by as no grazing, room for arena or turn out would put people off if you wanted to sell , you could fall out with the farmer and find yourself stuck so I would be wary...
 
Depends, if you can afford both then wait for a property with it's own land. We had a lovely cottage with only a third of an acre garden. We built stables in the garden and rented the field opposite for my then three horses. This was fine for about 3 years but i wanted to do all sorts and couldn't as it wasn't mine, not to mention the dead money in rent. So we sold up and bought a place with 4 acres and built stables again, but i do miss my pretty cottage. Trouble is now we have the security of our own land i now own 5 horses!!!!!!
 
When we were looking for our house we considered some with rented land but decided for all the reasons mentioned previously that we would only go for rented land with a house that had at least one acre of its own so that if the worst came to the worst and we lost the grazing for some reason at short notice, we would have somewhere of our own to put the horses while we looked round for extra land. In the end we bought a house with its own land.
 
Personally I wouldn't as I like to feel secure, but a friend has been happy in such a situation for years; she just has a yard of about 6-7 stables and a horse walker with her cottage. The horses go out on the rented fields in the Summer and in the Winter she keeps them in 24/7 anyway as they hunt and team chase hard.
