After some advice please, sorry in advance for the long post.

I have a 7 yr old Cob who I’ve owned for 18 months, we were on a very new yard which my Instructor was setting up when I first got him, he kept trashing the electric fencing and got out onto the lane once so Instructor ask us to find somewhere else until she had set up the yard properly and fenced the fields etc so we found somewhere else which is great, Cob has settled in really well as he has a good routine which he thrives on but there’s a few things about this yard that I’m not happy with, it’s a busy riding school as well as livery yard, we‘re obviously restrictEd as to when we can use the arenas, they are turned out overnight all year round, we have to pay extra for bedding, chaff and now hay in the fields over winter as well as full livery fees so it’s all starting to add up, the YO and staff are brilliant as are the other liveries, we are all great friends now and they are really supportive but I do miss the previous yard and my friends there. The previous yard is now up and running, all fencing completed, brand new barn, out during the day and in overnight and currently building an arena, it’s on a lovely farm with great fields which are maintained year round and bedding and Chaff included in the livery price which is only £5 more a month than I pay now or £60 less a month for part DIY.

I can’t decide on whether to move back or not, it’s such a big decision, my boy loves his routine and would get used to a new routine again I’m sure.

the previous YO/Instructor and I never fell out and are still the best of friends so I have no worry there.

During the winter I can’t see him much during the week days, main Tuesday, wednesday and Thursdays as I work full time and he’s turned out by 3pm and we can’t use the arena on those days either.

If you move back and it doesn't work out for any reason, how difficult would it be to find somewhere (or come back to current yard)? Unless you're in an area where everyone has long waiting lists it sounds like an easy decision to move back, especially if you can leave on good terms with your current yard.

I wouldn’t be able to move back easily as there’s only 5 livery spaces and everyone stays so could be waiting years to get back in.

The more I’m think about it the more I’m swaying towards waiting until new yards arena is up and running as we’re doing really well with Dressage at the moment and I would like to continue practicing that over winter so maybe I’ll wait and if there’s a space for me then it’s meant to be. Should only be a couple of months hopefully ?

No question .... move back. Give a month's notice then move. The new arena will only be a week or two away, but if they've got a space I'd go sooner rather than later.

I'd wait until the arena is ready- remembering that depending on the surface they can need settling time/significant rainfall until they are ready to really use.

Also if he is out by 3pm at current yard then he is getting a lot more turnout than he will once out days at the new one- which will be mitigated by the fact that you can ride him in the arena more once you are there. (given current lack of daylight for hacking).

Move back. It sounds like you and your horse were happy and doing well. The person running the yard was pleasant, responsible and competent.
Maybe make a list of positive, negative and neutral things about each location. Add "gut feelings". Leave to stew for 24hrs, and see what you come up with.

I have decided to wait as after being up there today, the arena could be a few months away yet which means that I could only ride at weekends which doesn’t work for either of us as my boy needs to be in regular work. Thank you all so much for your advice, it’s very much appreciated.
