I guess you have nothing to lose by going for a cuppa, maybe through your friends being there she has got to hear more about you and realises that perhaps her first impression was a little unfair.
yard dilemma, serious advice needed.....

Is this any way to run a business?? No of course not.
Put yourself on the waiting list of the other suitable yards you have seen and wait to see what comes up. I held out to move back to my old yard, rather than go elsewhere, and am glad that I didn't move elsewhere.
