Yard Owners - question re costs

Hi, Im afraid that Im going to be a bit cheeky!
Ive been offered the chance to run a local livery yard, and just wondered what the general costs involved were?
Im getting my ideas together and writing a list of all the things I need to consider into the finances - can you add any more?

- field maintenance
- Bedding
- feed
- Roughage (haylage & Hay)
- stable maintenance
- Insurance??

The last point - insurance....what would I need? I wont be employing anyone as its a 10 box yard, and Im thinking assisted DIY as opposed to full livery...so would that reduce the amount of insurance I need?

I dont know all the details until Ive met the owner on tues, so Im just thinking and musing at the moment!!

Sorry can't help with your question but the only thing I'd suggest is to include some staff costs. There could well be days your unwell, on holidays or even just out for a day when you wouldn't be back home until the horses are due in. Even if its just on a casual basis but should be an extra expense you might need.
 
You will also have to pay NNDR (Business Rates) which is a killer. Plus a minimum of Public Liability, I would also consider Legal liability which gives cover regarding care, control, & custody of a horse. Needed for assisted livery) Good Luck, it is not easy!
 
you will also need to add in care and control insurance so you are covered if any horses are injured while in your care. And need fire risk as you will have bedding and hay stored which is highly flammable. Public liability is recommended at £12million.

add in muck heap removal, field work - rolling, weedspraying, topping, harrowing, soil analysis, fertiliser, hedge trimming, implements -ie tractor/ quad.

Also repairs, wood treatment, paintwork.

Can't think of anything else at the moment.
