Where I keep my retired horse at my friends house she has a school but never hires it out because she doesnt want the hastle and isnt insured to do so!
Not only do you need insurance but it might be wise to check any planning regulations to as it could be that planning permission for a school was granted on the condition of private use only, also be wary of hiring out and then getting stung for business rates by your local authority.
No i dont rent it out. For the reasons mensioned as i used to and the people always turned up late/ over ran their time , made a mess on my yard and genrally caused more hastle than they were worth, oh and they never put the jumps away properly either!! i used to charge 15 + 5 for every extra horse because they would turn up with two lorries full of point to pointers then they were taking the p**s.
Also i have the school for me and the liveries no one else. Saying that i am doing two day s of PC team dressage training[ for my sins and i am donating the use of the school] but the liveries know this well in advance and they will still have plenty of time to use the school.
No - ours is called as Private Use and the definition states only those living in the household - a friend locally di with a Private Use school, council found out and back charged her business rates for the period from when the arena was installed - was well inot 4 figures!
I dont rent them out as both the indoor and outdoor are for the yards liveries plus to be honest, i imagine it's a lot of hassle for a tiny bit of extra cash.
I've been asked in the past and said no.
