I don't mind doing a bit of road work - where we are at the moment has no off road hacking so we are used to roads.
Floodlit school is a must. Would pref a smaller sized yard max 15 ish stables. Not worried if it is not near to competitions as I do more eventing...

Contact Pearcider on here. She has a lovely yard, farm hacking, friendly, great instructor on site and visiting ones. People go out weekly from the yard always willing to split costs. A couple of liveries work in London so always people about :)
