Arena Hire - Insurance?

Hi! Was wondering if anyone could help. I currently have my own private yard at home with a 30x60 surfaced outdoor arena with lights and am possibly looking at hiring this out alongside a 20x40 grass dressage arena and a grass jumping arena during the summer months. I have freelance insurance myself and we also have employers liability. So my question is do I need insurance and if so which type/what one. Also would doing this then cause us to have to pay business rates? Tried to have a google and just ended up very confused but am sure one of you smart people might have an answer for me😋 also what would you expect to pay for these facilities (hired separately or both the grass arenas together) thankyou in advance
 
Check out your planning first, lots of private arenas specify that they are for private use only.

I pay between £10 and £25 per hour to hire similar outdoor surfaces.
 
As others have said you will most likely need PP for change of use and you will be subject to business rates. The grass arenas will also need PP ,have you already got this as you may open a can of worms best left alone.
You say you already have freelance and EL insurance ,are you already teaching at home ? If you are or doing anythiung thats deemed commercial that would be the case anyhow. As many have said usually home arenas are usually wrapped up in planning exclusions. Dont be surprised if you apply for change of use to have to make other changes as well which will bring your stables into the equation as well as they most likely will not accept its a mixed use yard.
On the insurance front .not having PP for commercial use will most likely invalidate any PL insurance you already have.

I can't help with the insurance questions, but I am a consumer of such facilities since I don't have my own.

I pay £20/hour for sole use of a nicely surfaced arena with "a few" jumps in it, and £30 for a large arena with full set of jumps.
I have hired arena + jumping field before for £30 which enabled me to do dressage + jumping course alla combined training.
 
Ring the council to ask about rates. Regarding insurance, you would be wise to speak to your insurer or a good broker.
 
As above re use, rates and insurance - we have public liability insurance for renting ours. We charge £40/hour for a 60x30m indoor with a wax surface, use of lights and a full course of competition-standard jumps
 
No help on the other points but I would think unless you are providing instruction then you would likely need a public liability type cover.
