Best horsey area to buy property

We bought a 3 bed cottage in Surrey with 6acres this year but it has planning permission for stables, arena and decent extension to the house. Buying the cottage and land without stables was the only way we could afford to buy in Surrey but we managed with field shelters this year and are hoping to get the yard up before the winter. We had looked further out but I didn't want to lose all my horsey friends in this area as well as good hacking and fab show centres. We found it through Ruralscene.

Thanks for the heads up suelin - my horse had an injury so we cant do deep mud so its good to know about the fenlands(?) probably not going to be for me.

Tasel - i work from home so i can go anywhere, as long as i have broadband but dont want to me more than 2 hours away from London as that is where my friends are :D

badger - it is SO stunning! ive just checked zoopla but nothing suitable yet!!! i am looking around the same price range - where in staffs are you btw?

Cheaper properties in Lincs/Cambs/Norfolk tend to be in what we call the Flatlands. Which is okay if you like totally flat country. It is Fenland (reclaimed land) and tends to be wet and windy on a still dry day IME. I know that people struggle in the bottomless mud in the winter time. That is why it is so cheap. Wisbech is IMO an awful place!!!

Noth Lincs gives you a bit more for your money. BTW we are selling ours. PM if you want details.

Parts of it are nice but you have to like the Fens! I have friends live Wisbech and they love it etc But its very flat and lots of Drains(which are like canal systems) big ditches and yes it can flood in some parts. It is a nice area and I am not knocking it but if you like rolling countryside its just different. Its market garden land nice soil you will get the canals too etc etc. Google earth it. The Wash basically drains off the north sea down to the fens.

There are lots of horsey people in the area...lots of black and white cobs! Definitely a horsey area, lots of nice small towns and villages. I am guessing it can be muddy as i have seen horses off the A10 in quite water logged fields but then I have seen those elsewhere in the UK too. Property is good value and North of Cambridge is cheaper. But go and have a look. I personally can swim but those big canals and waterways does put me off for some reason. You would get a lot for your money in this area. Cambridge isnt that far either.
 
Lincolnshire seems to be good value for money

I used to live in Bristol and work in London but was relocated to work in Bedfordshire. After lots of consideration we bought a house in South Northamptonshire (near Towcester) its just over the border from Bucks and the house prices drop dramatically across the border yet we are only 20 mins from Milton Keynes, lots of evening shows around apparently, pace of life is quite slow and relaxed, people are polite and friendly and crime rates are low

Its a really central place for getting any where with the M40, M1, A1 and M6 all within easy striking distance and when my job was moved back to London I commuted this easily via the M40 (far better than the M1)

Cheaper again is the eastern part of Northamptonshire which borders Beds and Cambs areas around s Wellingborough and Kettering

I also second Staffordshire (now work there) its also very central with good road networks

Not bad at all and borders some really nice countryside. I work not far from there and drive past there every day, its nearest big town is Tamworth which I have to say is quite a 'poor' town and a bit shabby, I wouldnt live in Tamworth but I would live in one of the villages the other side of the M42 (which Grendon is)

The M42 isnt far from Grendon and the very busy A5 cuts through it so if looking at a yard there check out an OS map and see where your options are for hacking
 
Wisbeach is just a bit of a nothing area. Really wouldn't consider it.

You will get a lot for your money in north Nottingham if you would consider there.
 
Kent,Surrey etc very expensive but you can get the odd property in outlying areas of Kent fpr around £500,000,with one or two acres,but in places like dover/Deal or Sheppey.West Kent is very dear.Cambridge looks good price wise and you can get much more for your money there,and Norfolk.I would be tempted if i was in a position to move from Kent.Good luck it's great fun house hunting.
 
WARWICKSHIRE'S GOOD ! LEAFY AND ROLLING IN PARTS - CHEAPER AND MORE BARE IN THE NORTH. NORTH WARWICKSHIRE CONSIDERABLE CHEAPER BUT QUITE HORSEY. AREA AROUND STRATFORD/HENLEY IN ARDEN QUITE DEAR BUT AGAIN V HORSEY
WEST WORCESTERSHIRE TOWARD HEREFORDSHIRE V CHEAP BUT Q ISOLATED:)
