I work on my own and spend a lot (perhaps too much!!) time day dreaming about what I'd do with the place ,:) there are some things I couldn't live without nowadays, hot hose/running water, wash box with cross ties, shelves for all grooming kit, power point for clipping and saddle racks. I've come to rely on the walker but I don't love it, I'd prefer an oval one if I'm being fussy lol but I LOVE the all weather, no worrying about the ground, nice uphill pull, fenced in and off the road so perfect for youngsters. I'm totally spoilt in that respect! Having said that, I would love the get mirrors round the school and a washing machine!! I cannot convince the owners that a washing machine is essential!! So my question is, just for the fun of it, your must haves and your day dreams? If money and space was no question, what "mod-cons" could you not live without or would you love to have?

Heated indoor 60x20, grass 100x40 on turf (we're very lucky to have this but it's too hard or too wet) 100x40 wax track outdoor, gallops, wash bay. Not much really :p

We got a washing machine in Black Friday sale :D

massive indoor school with surround sound (so I can put my tunes on :P), floodlight all weather gallops and small xc course! Also one of those hot horse shower things would be cool. Location would have to include miles of off road hacking, I never want to see concrete again!

But I guess my field and 99% road hacking will have to do for now lol

I have a long list! Large stables with thick rubber matting and windows in each for the horses to look out, hot horse shower with heat lamps, horse walker, all weather gallops, large outdoor and indoor arena, large fields with natural shelter and good drainage, a field on a hill for hill work...don't want much!!

At the moment i'd settle for a roof that doesn't leak, a car park that is safe and not a quagmire, and rubber matting that doesn't move around and try and trip me up each day!

Dream scenario would be all-weather turn out area, off road hacking, indoor school, plenty of show jumps, hot water, washing machine, turn out in groups of 3-4 in post and rail paddocks, farm ride with optional fences, outdoor stables with a good roof over hang, heated rug racks, I could go on and on!

Absolutely everything! ......

Huge indoor school, with a roof that comes off like the centre court at Wimbledon!

..... I can dream on!

Heated Indoor, all weather outdoor, full agility set up, gentle x country course (I'm not very brave) multiple track systems with various surfaces, a sand pit just for horse rolling, large grass areas to make hay from in summer and turnout in winter, walk in barns, hot water wash bay...

For me, at the moment, a completely new yard with no footpaths crossing the field and no new idiot landowners next door who are hell bent on wrecking the place, cutting all the trees down and causing no end of disturbance. I can't use half the field during the day because of them and their dratted diggers and stuff frightening my old boys.

On a normal day it would be stables that H can't wreck, mains electric, no footpath a rug drier/proper rug hanger and a hay steamer, post and rail fencing and no more floods - ever!

What I have atm is pretty basic - field, shelter, automatic water trough. That is is - no lights, hosepipe, electricity, storage area, school, hard standing or facilities of any kind! If I had the option to jazz it up a bit, I would like hard standing round the field shelter (as it gets quite boggy), a hosepipe with hot and cold water, lights and electricity. I'm not fussed about a school as my mare is retired and I don't really need a stable as if push comes to shove we have a gate on the shelter so can put them in there. The grazing we have makes up for any lack of facilities as it is a large area and well draining and we still have so much grass that we've so far only had to feed hay when it has snowed.

well drained grazing with post and rail fencing topped with electric, hard standing in the gateways and a well draining track to the fields-an allocation of 4 acres per horse/pony so I can get my own hay cut.

indoor and outdoor school of olympic size and silca sand surfaced-indoor school to have a sprinkler system, 2 full sets of jumps with wooden poles. love the idea of surround sound for the schools.

nice 14x14 stables with good ventilation with outdoor access at front with large overhang, secure yard to front and a few covered tying bays on the yard.

mains electric/clipping box/wash down bay with hot water/solarium/good sized heated tack room/utility room with washing machine and rug drying facilities/round pen/well draining jumping paddock/all weather gallops and good reliable staff to keep it all tidy.

kennels and runs for the dogs too

Heated indoor, floodlit all weather outdoor complete with a course of jumps incl fillers, water etc. Big x country schooling course, all weather gallops, lots of quiet hacking (on and off road), either a river/lake that is safe or a swimming pool and solarium, plenty of turnout and massive stables. A big roomy tack room and feed room and a hay/straw barn.:)
I have: a small field, a stable and a tiny tack/feed/hay/bedding room! One can dream.......

Heated well lit indoor with a retractable roof ( well you did say dreaming) wax gallop, a few x country fences (v small) and a groom to do the muddy bits in
Winter . We have a wash box and an outdoor but i dream of an indoor ... I google steel spans there is a lot I would do for an indoor at home:)

I am extremely lucky to be in the position of having my dream yard, and I'm so grateful. It has 60m x 40m floodlit outdoor arena, 60m x 20m indoor arena, round pen, horse walkers, all-weather turnout pens, solariums, hot wash boxes, heated tack rooms and over 6 miles of off-road riding. Only thing I'd love now is for the indoor to be heated with this weather, ha ha!

Where to start.....

Large indoor and outdoor with a top spec surface. Minimum 15x15 stables kitted out with rubber floors etc. Good sized tack room, feed room and a rug room.

Stables which include attached outdoor spaces, say 15x20 for recuperation needs.

Good sized all weather turnout.

Ample grazing, seeded specifically for horses, so plenty of herbs etc included.

Wash bay and solarium.

A heated kitchen and bathroom.

A XC track system, round the outside of the fields or arena.

Need a euro jackpot!

My dream would be 12 acres of post and rail perimeter fenced field with an open access to an indoor school inside the perimeter would be a post and rail track about 20 ft wide with the ability to cut it off ever 100 meters have hay station/ hard standing near the opening to the indoor school leading onto the track A bank of american barn stables the length of the school for the poorly or fat ones the center of the 12 acres to have a cross of post and rail paths and each of the 3 acre plots to have field guard type but movable electric fencing. I would like a small tractor with a tipper trailer, fertiliser spreader and a harrow so land work was easy and the equipment to make hay if too much grass although not worried so much about that. A wash box and hot water would be fab especially if equiped to dry the horses too
Residents would be a small herd of highland ponies with a top notch stallion and they would have over night access to the school if they wanted it Mind you for that dream everything would have to indestructible and have rounded edges as they will push, rub and chew things

What I would have given the choice and within the realms of reality would be a toilet and n access to seed and fertiliser to try and get rid of the ragwort by out grassing it rather than stressing my already dodgy kidneys by using hand sprayed weedkiller

I love the idea of speakers in the school! Love to ride to music. Also speakers in the stables so I can muck out/dance when noone else is there. :P
A horse walker and an indoor washing area.
Good grazing.

I didn't even know heated indoors were a thing! And floodlit gallops is a brilliant idea, although a neck strap and super glue would be needed, lit arenas are spooky enough to mine lol
I'm now going to have a very busy summer preparing a jumping paddock, building a xc course and getting some speakers :D

I dream of a simple school. Outdoor is fine, I'm not picky! Just sick of having to school in a wet/sunbaked/frozen/rutted/slippy field all these years. Not going to happen anytime soon either.

Otherwise, an washing machine for rugs and a hot water shower would be helpful. Immediate off-road hacking would be lovely too (although I only have about 1/4 mile of road-work to get to loads of off-road, it still puts me off).

I think a certain person on here has just purchased my dream barn/arena and the cutest ever little Hobbit House :D

I would want indoor stalls.
Indoor arena.
HEATING.
Staff.
Rolling hills.
A view and good trails.
The view is very important :D

Also privacy, I have an irrational phobia of living in a goldfish bowl.

Actually just about everything I don't have now ;) :D

Oh, and if I couldn't have heating I want year round sunshine - I don't ask for much :D ;)

Right now I would settle for this, run-in, room for storage and a stall or two for emergencies :

What I have is a shipping container and a run in, oh and post and rail fencing (highly over-rated even if it looks pretty) December when the ground is frozen is a bad time of year to move, construction has to wait until Spring. Such is life, it will all come good in the end. :)

My dream yard would be a little ott...

Big house inc pool/ gym/ sauna/ cinema room
A few fancy cars
Lots of land in the middle of no where
A fancy long drive way with big metal gates and the horses fields running along side
A horse swimming pool
Big internal American type barn but with access to outdoor paddocks at all times
Big indoor and outdoor school
Solarium
Lots of hacking and XC jumps
Show jumps
Lunge pen

... I'd go crazy! Oh and a big nice horse box. I'd probably have about 10 horses.

I'd also love to rescue dogs that can't the rehomed due to breed or aggression etc...

We can only dream ;)

Can I add more land to my list too - I'd like 20 acres please. In fact hell, while we're dreaming about it I'd like an entire estate that I could hack round! Oh and I'd like way more money so I could have as many horses as I wanted... and do nothing all day but play around with them.
