DIY livery prices?

I have two stables available soon after a long standing livery is moving to her own land :) I am a bit out of the loop and could do with some help for pricing – yard features:

Small yard, 8 stables (4 are my own horses!)
DIY livery (geldings only)
All year round herd turnout rotated between two large hill fields (24/7 summer, overnight stabled winter)
Excellent hacking (seriously amazing!)
Huge lockable private storage areas
American barn stables with matting, drinkers and haybars
Brand new 20x40 arena with jumps
Very good location

What would you charge for DIY livery;
1) with use of school
2) without use of school

You don't say what area you are in, it will make a big difference. Also many DIY stables include hay/haylage and some include am feeding too. If you were near me and included am feeds I'd happily pay £50 pw per stable.

Well what does it cost you to maintain the entire facility per annum?
Work that out, divide by 52 and then add on a % for profit and future improvements

I wouldn't be offering a without school option personally.

As in what people are prepared to pay that will depend on location and how well managed the yard is. A bare minimum of £30 p/w but could easily be £50 p/w
 
Well, I wouldn't move there if I couldn't use the school that is onsite. I expect £30-35 per week.

The other two liveries I have are on a cheaper rate because they don't want use of the school as they are happy hackers :) so I just wanted to know what the going rate for each would be so I can offer a choice to potential new liveries. Thanks.

I agree, I know a few people who don't use a school for various reasons
 
I have a very similar situation at my yard (minus the rule about geldings only) and mine is £31.50 a week (inc haylage). I guess it depends on your area though as I'm from the lovely NW so it's lovely and cheap up here.

I have full use of my school though.
 
Stables at mine are £33 pw which is DIY and doesn't include anything else (yes, it does include use of the school). We have a good 40x20 school, 5 stables, all-year turnout which is 24/7 through summer. Hacking is not perfect but that's the only difference. In the south east so an expensive area.
 
I live in Devon. The hacking is so-so, a lot of road work to get anywhere decent, BUT there are lots of quiet routes around and its easy to box out to somewhere nice nearby. Also there are major competition venues easily reachable.

My livery has her own 4 acre field, only her three in there, plus loose-boxes for each horse in the yard. She has her own storage for feed and tack. There is no arena on-site but livery is free to use a portion of her own field OR there is an international-standard arena just over a mile away which is hireable. There is mains electric & water and space for her lorry (no charge). Security lights & professional security to the yard. We live on site too.

The set-up is strictly DIY, tho' if there's an emergency I'll willingly do what ever's necessary.

She pays £100 p.c.m.

Depending on the area you are in the price per week could vary a lot. I think you should offer DIY livery at one price & to include use of the school. Just because someone doesn't want to use the school should not mean a reduction in price. You can stay at a B&B & leave early before breakfast is served but don't ask for a reduction in the rate. You offer the school for the client's use it's their choice to use it or not.
 
So the yard I'm on has turnout in winter (most keep in when at pouring to try to preserve any kind of ground as much as possible), full summer turnout, 40x20arena and all off-road hacking straight onto the Pennine Bridleway. All stables are in an American barn. Feeds and nets are put in Mon-Fri. You can pay for extras such as turnout and catch in or morning to inc poo pick when required. I'm just outside Manchester and its £30 a week.
 
Thanks all, I've also snooped around the local area to check prices with similar yards! I think for anyone new the school being included in the price will be non optional :)
 
Are you factoring in any trailer parking charges, bedding storage charges and hay/haylage charges ?

Just wondering that's all, as at some yards all of the above are charged for.
 
I think anybody offering all that for less than £45 a week is nuts .

and yet they do exist :) I think it does depend entirely on the area. I know my YO costed everything out, when I first arrived there was a rate for non-school users but now it's all included on the main yard - very similar to the OP but with individual turnout and £25 pw.

eta there are extras to pay on top obv, incl hay and bedding, horsebox parking, use of the washing machine :wink3:
 
Yes.... as Milliepops has said, there are yards out there that seem to be very very reasonably priced, however i think you'll find that because they have to compete themselves with neighbouring livery yards, they HAVE to keep their own prices competitive enough to keep their stables full!

Personally though OP with what you've got to offer, i'd be looking for around £50 a week
