Dream equestrian property and location, but its next to a pub, would you?

Mine are not bothered by fireworks we have a company behind us that does massive events and they trial them on a track at the back of us, so mine see fireworks every week of the year they stand there watching them.

My old horse, and my two previous ones all enjoy/ed watching fireworks. They are/were all stabled at night and had/have resident owners very nearby.
 
Think I’d prefer a pub next door to being next to a school any day. Parking issues noise in the daytime etc. pubs generally aren’t that noisy. I’d go and spend some time there though and check it out.
 
Maybe ask some of the neighbours about their experience of living near the pub. Explain you are interested in the property at No __, and have a bit of a natter.

Rather exciting finding a lovely place.

I bought a house across a valley from a recycling site full of skips, it’s a bit of an eyesore but I didn’t have the budget for the property I wanted plus a beautiful view. I barely see it now and the noise is just like farmyard machinery.

Perhaps you can plant a few bushes that will one day cover those skips and things. Small, young plants will grow quickly. Don't buy 'advanced' things.

From our front verandah we can see a snippet of a whopping building that grew at the local shopping centre. My husband remarked once that it looked like a cruise ship, and it sort of does (from our verandah) so we aren't worried about it now. It's just a passing ship after all.

Unfortunately our land goes down a valley and it’s up the other side of it so I would need red roof trees or something 🤣
 
I would go into the pub, have lunch and a chat with the manager, if you have not already done so? I am sure the horses will quickly get used to it.
 
Many years ago I bought a house opposite a very quiet pub. Well, it was quiet until it changed hands. Then it was extended and changed hands again. Before long it was full of what looked like kids, loud thumping music night after night, and then the inevitable drugs being dealt in the front garden, out of sight of the landlord. I might add that this was in a posh part of the Cotswolds! It was a warning to me to never live within earshot of a pub (but walking distance is fine!). Each to his own, of course, but it was two years of total hell for the entire neighbourhood. The lesson being, nothing stays the same for ever.
 
It would be a hard no from me.

I am super sensitive about noise and regularly go to bed at 8pm. If I was kept awake by people at the pub or live events or whatever, it would make me really stressed.

I'm a bit of a fun sponge 😅
