Help me shop for a property?

Meanwhile I've been on the real stuff last night in a fantastic hotel, Brooke Park, and I'm about to start again at my SiL's. :D.

What a birthday treat. Today I fed a silverback gorilla from a jug of ribena! He was awesome. Now my third treat, a wine and fine dining. AND I've got a big party next week on the actual day. Lucky me.

A friend of mine will be selling something very similar in the next year or so. 10 minutes from a largish out of town retail park, 20 minutes from two cinemas and 10 minutes from a very pleasant market town. The house is probably a bit bigger than you'd want (only 3 bedrooms but a lot of downstairs space and it has a bit more land and several outbuildings. They use one as a barn for the horses to come and go as they please and they have a few stables there too as well as a large covered parking area, a party barn and a tractor shed. It's about 2 minutes on decent lanes to forestry land that you could get lost in for hours. There's a 50x20 arena already there which could be extened and horse walker. I have a feeling there'll be 7 digits in the asking price though. In this area (Vale of Glamorgan, just west of Cardiff) you'd be quite hard pushed to get any land for £600,000, even with a small house.
 
Can't help with the property search really although W.Yorks/E. Lancs , there are properties which will fit your criteria. I know of one which was sold just before Christmas, it had been on the market for several months at least.
But I do sympathise with your problem. We are down to 2 horses now and have just been planning how we can avoid the problems caused by snow in future. It will mean reconfiguring the fields, as they are now and using a different gate out of the yard but I really don't want to be struggling to lead excited horses who have had to stay in over a week, as I get older and presumably less fit. I am hoping to have the horses well into my 80s but I want to be able to open stable doors and just let them into the field, as easily as possible. I think we will have to invest in hard standing in at least one field, too.

We bought in W. Yorkshire last year and it's the best thing we've ever done. We are on the edge of the Peak District National Park. It is stunningly beautiful! Also the people here are the nicest I've ever met. :)

The only thing on ycbm's list we fail on is well drained land!

This doesn't fulfil your criteria much but I'm putting it up for anyone else that may be interested! I know the owners very well - it's the first yard I liveried at and the owner is the one who broke in M and introduced me to her (and set up me buying her!). He's an incredible horseman and I know he needs to sell up.
 
That's really good value - I am looking in NE Shropshire and agents are sending me details for new, executive detached, 5 bedrooms, with a garden, in this area for £600k
 
Having looked for a long time, it is possible to find ones that tick the box if you are willing to compromise on things

The one I posted earlier, it has a bridleway which others might not like but I adore it as it takes you right into the mountains. It's surrounded by sheep and no neighbours - god I need to win the lottery

Wales particularly Denbighshire and Wrexham have some very good properties on the market with decent commuting distance
