I need advice please!!!

Wet winters seem to becoming the norm..last one my waterproof trousers didn't leave my wellies!

I have never had a school so that's never bothered me but I am lucky enough to only have to cross a road then I am on the open forest.

I'd look at the other place asap, walk the route as someone else has suggested and move asap if deemed ok.
 
You're getting at least double the value at the private yard. 3 acres compared to 1.5. 3 x stables compared to one field shetter, though you will take that with you I guess. But if your neighbour is moving away and assuming her field is better than your boggy one, can you swap? You don't sound keen on the private yard or the country road to get to hacking.
 
Fast cars slow down for horses! And any that don't can be reported and re educated. 😉

If your horse is good in traffic and you have forest riding at the end of it, I don't see an issue.

The fact he's had two long term tenants is a good sign. Honestly, I'd be there giving him all my money and signing on the dotted line today! 😄
 
Im in such a dilemma of what to do.

My friend came back with me this morning to view the other yard but she thinks it may be too far for her to go.

So if i was to take it on my own, i would have to fork out all costs for the yard itself, muck heap removal etc.

Current Yard costings: 1.5acres
Rent £199.66 per month (2 ponies)
Lorry parking £12 per month

New Place: 3 acres, 3 stables, undercover storage, feed room, lighting, electricity, water, 2 shelters.
Rent: £400 a month
Much heap removal £180 per year (estimate)

Im sooooo stuck as to what to do 🤦🏼‍♀️

Please, if you can’t afford it, you can’t do it - end of, stop the torment....
Clearly head and shoulders ‘better value’ for both you and your horses, but NEVER worth beggaring yourself.
If you can make sufficient savings from less important aspects of your life, or likely able to find a share tenant (which sounds far more probable at the new place than where you are!) -
Just buy some hi viz gear, go for it, and good luck!

(Can’t believe I’m reading and actually commenting on forum threads, got to get my life back, hopefully just the weather and not general old age....)

I get what you are saying. I just have anxiety’s issues when it comes to making big decisions so i like to ‘say if out loud’ and get advice from like minded horsey people.

I can afford it, it will be tight, but its do-able.

I just don't know if its a reasonable price etc so i like to hear others opinions ☺️

The seeds from sycamore trees can blow 100 ft from the tree, so you will need to check your fields and pick up seeds and seedlings. I have one near my field in someone's garden that showers a part of my field with seeds. I spend hours getting rid of them.

That’s not so unlikely, either, it wouldn’t take Poirot to locate this, so many people’s opinions now been sought.
All sitting inside, due to the storm, scrolling away.....
If you can GENUINELY afford to move, tight as it is, and may even be able to reduce costs in future with a share tenant - get going!
Social media-raised Gen Z supposedly the most indecisive ever, look, you don’t NEED to trawl everyone for everything, every time, you’re a responsible adult.
And just read all these responses, how many more opinions do you think you might need???
 
So my current yard owner has thrown a spanner in the works.
She approached me tonight and made it clear that she really doesn’t want me to leave.
She has offered me 2 of her fields which are yard side and 2 stables and i can graze my current field through summer!

Im due to be going to pay the deposit on the new place tomorrow 🤦🏼‍♀️
