I haven't got a school and the hacking is pretty poor but I'd still take this over your current set up!
I would need to put down a deposit anyway and give notice at my current place.Do you have enough cash to take it now before giving notice at current place. Then see if it’s ok if not stay where you are.
We would be thrilled to have a forest to hack in, after a bit of road work tbh.

About 500 -600 yards of national speed limit back road and then onto the forest. I do generally try to time it right so I miss the buses but that's just me worrying over nothing really.

My friend came back with me this morning to view the other yard but she thinks it may be too far for her to go.
So if i was to take it on my own, i would have to fork out all costs for the yard itself, muck heap removal etc.
Current Yard costings: 1.5acres
Rent £199.66 per month (2 ponies)
Lorry parking £12 per month
New Place: 3 acres, 3 stables, undercover storage, feed room, lighting, electricity, water, 2 shelters.
Rent: £400 a month
Much heap removal £180 per year (estimate)

I get what you are saying. I just have anxiety’s issues when it comes to making big decisions so i like to ‘say if out loud’ and get advice from like minded horsey people.Does new place include the electricity and water costs

Clearly head and shoulders ‘better value’ for both you and your horses, but NEVER worth beggaring yourself.
If you can make sufficient savings from less important aspects of your life, or likely able to find a share tenant (which sounds far more probable at the new place than where you are!) -
Just buy some hi viz gear, go for it, and good luck!

That’s not so unlikely, either, it wouldn’t take Poirot to locate this, so many people’s opinions now been sought.Looking at it another way, how would you feel if you learned someone had taken on the new yard this week and you couldn't go there?
