Livery conundrum

What would your thoughts be on moving to a full livery yard to discover on arrival the owner has listed the yard with an estate agent, has conducted viewings and is clearly intending to sell up and move on?

Would you sit it out or start to look for another yard so soon?

Firstly, I would be cheesed off for not being told. No one wants to move their horses multiple times. And, yes, I would be looking for another yard asap. You have no certainty of use of the yard after the sale and even if it is to remain as a livery yard, what the quality of service will be. You can always return to it in the future if it is in your ideal location and is being managed appropriately.

I moved to a yard and 2 1/2 years later found that the couple who owned the yard/house were divorcing and selling up. So I had to move. I didn't waste any time as I figured the other 11 people would be searching for the same thing.

Initially I wanted to move to a yard in the area because I loved the hacking but decided to go back to whence I had come from, so moved back there and here I am 5 1/2 years later. Love it. It feels like home for me, always has done. Although Bailey was particularly partial to the other place for some unknown reason - possibly because the hacking was much quieter, or maybe it was because of the fact that she only had to go out in the bad weather for 2 hours a day in the winter!

Everyone else managed to find somewhere to go even the people who owned the place and they had two.

Start looking now. This happened to me, albeit it was me moving into an annexe and the selfish cow who owned it let me move in knowing she'd already sold! I had to move three months later just before the sale completed. It was stressful.

Start looking now. It may take ages to sell or it may go very quickly. New owners may or may not keep running it as a commercial yard and if they do may not offer full livery.

Definitely start looking straight away! Finding yards is tricky at the best of times, but when there is significant competition because all your fellow liveries are looking too, it becomes really quite difficult!

Thanks for the replies.
Twofold concerns that this wasn’t mentioned prior to arrival and good full livery in our area is scarce so trying to find alternatives in stiff competition sounds a nightmare.

I would look ASAP, and honestly if you find something, I would expect the YO to forgo your notice period as they clearly haven't been honest with you. Assume you can't go back to your previous yard?
