Livery yards in surrey

I am lucky enough to be a fantastic small livery yard in Surrey -however despite it being up there with the best in terms of care and value for money -they havent been able to fill a couple of spaces that have unexpectly come about -this could be due to the fact that in the past they have rarely had spaces but now they have, they havent had much interest at all

Is this because people are just not looking at full/part livery as an option to keep their horses and choosing DIY/assisted instead or is it because people seem to be more and more obsessed with beautiful manicured fields and image pleasing yards above and beyond taking a long hard look at the people who are actually running the yard and looking after your horse?

Our yard is tidy,clean,well maintained, the team who run the yard are friendly, professional and never stroppy or moody, the liveries are all great (no bitching or nastiness) but the yard isnt a new build and because our turnout is used 365 days a year it doesnt look 'pretty' -so I am wondering if this is the problem?

I know its a competitive market but I am a bit miffed!
 
its in Bookham and yes there are a few livery yards within a few miles, but I dont think there are any more yards per square mile around there than the rest of surrey and a lot of them are DIY...
 
I dont think people are moving horses as much.

Why did the liveries come about in the first place? What other facilities do they have?

I have a small yard with 365 turn out, we have got 27 ares though.

Perhaps they should drop prices?
 
all our liveries have come mainly through word of mouth in the past and a few from ads in local tack shops (which they have done again this time) they have a 20 x60 flood lit rubber sand arena, lorry parking, direct access onto miles of off road hacking, livery social room and garden area, secure yard -owner lives on site,CCTV, alarmed -easy access to A3/M25 etc etc!
 
I know so many people who have sold their horses over the last year due to redundancy etc and I think that will be a factor. I myself had enough of living in Surrey and the ridiculous prices you pay for everything there and I'm now on part livery, in Hampshire, for £280 a month! My good friend has an assisted/part DIY yard and she charges the same for assisted in Surrey - lovely yard, indoor school, jump field and bring in at night, friendly people and a good knowledgeable owner and she's full. That said, there is always a waiting list for her yard.........and it's cheap considering it's 5 mins drive from Croydon, Sutton areas.

I'm guessing if your yard is more in the countryside of Surrey that there will always be more competition due to their being more yards?
 
Anyone got 4 boxes and sandschool available south side of Farnham or villages for long term rent?
Good grazing/all year turnout a must. Thanks x
