It is very sad really that you have to be so careful. The reason she gave isnt plausible IMO.
I have to admit I have to be very careful who I invite onto my yard for reasons other than horses. So I am particularly wary. I wont let anyone on without a landline contact. Even then you cant be certain they arent checking things out.
Your joking. We have some huge horses in 12x12 stables. One is 17.3hh WB and he manages to bounce about bucking when he wants to. How much room does her pony need?!

I know all this is light hearted, but i agree that maybe she had been looking round at several yards and had seen something which suited her better, or maybe she just wasn''t keen on your yard (or-please don't kill me!-you?) and made up the worst excuse known to man.
Not everyone who views a yard has to move there, same as people always get peed off when someone views a horse and doesn't buy. If you're spending a lot of money on something you have to be happy with it.

I would love the 14 x 16 for Farra, she has to go in a 12 x 12 and she is a 17 hand clydie - large stables seem to be so few and far between. Thank god she is out all summer and four days in winter or it would be a bit on the small side for her.

If only you were nearer to me, I would be down with my two in a shot - especially if you have grass. Currently putting out nearly a bale a day for my two and have done so for the past month as grass is down to a close shave - not even really anything more than a tiny nibble. Great for lami types for but for two still growing hunky hairies.
