SE London competition yard, indoor menage, great turnout,...does it exist?

Sorry All, I know a million posts have been asked about this but just wanted to see if my ideal yard actually exists.

I'm looking for a competition yard (livery only, so no schools please) that has an indoor menage, is inside the M25...driving distance from Battersea and Canary Wharf, that has all day turnout.

I don't think it exists but thought I'd check! I'm currently up towards essex but the turn out is rubbish and the drive through the centre of london is rubbish. I could look south west london (cobham etc) but then the drive from work (canary wharf) would be rubbish.

The best I've found so far is Bromley common but it doesn't have an indoor and there are a LOT of kids on the yard it seems...I'd ideally like a smaller dressage yard.

Any ideas?? Suggestions GREATLY welcomed, thank you all! :)
 
No idea, but I am looking for a similar thing in North London - if anyone knows of anything, I'd love to hear about it!!!

Actually, that looks like a good option, even without the indoor. Are you there? I went on to the website and I'm not sure if it's my computer or their website but it's only showing me photos, I can't click into see the prices and facilities but reading other comments on it looks good...

Do they hold competitions there? And if you are there do you know if they have much turnout and if they have availability?

Eaglesfield equestrian centre?

The have indoor and outdoor school and regulare dressage and showjumping...If i remeber rightly they occasionally have affiliated shows too. Its not a far hack from speedgate who also holds reglar shows

Not sure on the turnout though but i no people who are happy there x

I think that's the best option so far...but still 25 miles from my house...sob! But will definitely look into it, thanks so much!

OP I don't think bromley common will be professional enough for you. There's really not much turn out in SE London anywhere, land is too expensive. Nearly all yards will require stabling at night all year round and many limit turnout further in winter. Capricorn farm is great though I'm not sure who runs it now.
 
Cackkets is also a lovely yard! Anna and Louise look after the horses 100%. I have been to the yard and worked a day for them and ive never worked so hard at a yard. Horses constantly checked, skipped out if the horses are in. Would deffo reconmend that yard too, i totally forgot about it. Doesnt have indoor school and dont think it hold competitions but its still lovely.

Thanks Sugarandspice, yeah, Bromley common wasn't quite right. At the moment I'm north and I only get 2 hours turnout but Beau just doesn't like the yard (even though I love it) and I'm sure that's mainly because he's not turned out enough.

I read somewhere that Capricorn farm has a steep walk down to the menage and is super dark in winter, did you have that issue?

A couple of people have mentioned Capricorn farm so I think I'll take the trip down to them and see for myself!

Thank you! I think Cacketts looked good and I'll have a look but it would take a lot longer to get to because the roads I'd have to take aren't A roads or motorway but I'll definitely take a look....you can't put a price on dependable yard managers!

It does have quite a steep slope but im not sure on the lighting, when ive been there its been daytime x
 
How about Kemnal Manor which is in the Bromley area and very close to Frogpool.I went there twice,incidently when we bought our horse from Anna and Louise who mow run Cacketts.Kemnal seemed nice but i don't know what the yard politics are like.

Thank you, I'll take a look at that. Actually, do you know about Frogpool manor? Location wise it's perfect but do you know if it's a good yard? Is it a private yard or is it a riding school too??

Although i sometimes shop at Frogpool i notice thare are fewer horses there on livery,and they seem always to be in the stables during the day,which suggests turnout is limited.Frogpool is owned by Speedgate now so you could always contact them.
Good luck.I am just glad i don't live or work in the London area.
 
Im in essex- try Threshers equestrian, gorgeous full livery yard. No indoor but amazing outdoor and close to lots of competition centres. Very professionally run. I also work on the Wharf- its just off the m11 so doesnt take a huge amount of time to get out there. Anything close to the Wharf- think Loughton, Chigwell, Chingford area tend to have limited turn out and are usually DIY yards. There is a dressage yard in Chingford and Im sure they have an indoor but cant think of the name of it right now- im sure it will come to me!

Ooops just read you dont want to commute to essex- ignore my suggestions! Maybe PM Twiglet on here- she is in Clapham and has her horse near Guildford I think- im sure she knows lots of yards down that direction? Which although wouldnt be conveient from Canary Wharf would be much easier from Battersea! I know loads of yards in Sussex area but they all are polo yards :-(

Frogpool have very poor turnout and has been taken over by new owners they are lovely but for any hacking you need to cross a very busy main road.

I was at kemnal for years the yard is nice, turnout is okay but a lot of horses in one field=accidents at coming in time. There are on site yard shows, xc jumps in field and 2 schools. I have my own bad experiances there but if you would like more info feel free to pm me but i dont feel it fair to say on public forum xx

Thanks so much! I think for the good yards south east I really need to look at going outside the M25 so might keep looking around where I am currently, which is north east. My ideal yard really IS impossible to find...unless I move house
 
Bromley Common - No doesnt sound right for you
Capricorn - not allowed outside instructors
Kemnal - full of kids
Cackets im sure shuts too early for people who work in london but is a lovely yard
Eaglesfield is the only one with an indoor
nothing in Bexley has turnout if you want that you would need to go further like chelsfield

I work in canary wharf and it is about 45 minutes for me

I'd agree that outside of the M25 is probably where you need to look. I used to live in central London and keep my horses near Tonbridge, although I have now moved out of London into Kent to do the commute the other way round! We have an indoor and outdoor school and year round grazing (although all horses are stabled overnight in the winter). The hacking is on the TROT network and is pretty good although I miss having hills and woods.

ETA: it was a 45 minute drive for me from Islington.

Yes, I've gone the other way and gone from Essex to Surrey :)

Live in Clapham, horse in Epsom...actually wouldn't recommend if you're coming from the Wharf though - the traffic is vile enough from SW let alone over there.

HOw about looking south of Croydon - there seems to be some nice areas around Warlingham etc, that might fit your bill. Doesn't have an indoor but it's got good facilities otherwise.

Well I live in Battersea so was thinking of looking south west....do you do the journey during peak rush hour? How long does it take you? If I could get something perfect then I would actually make the journey. I'll check out that place in the mean time, thanks so much!
 
I'm doing Putney to Bookham...in rush hour, it's about 40 minutes each way on average. There aren't that many indoor schools on the A3 corridor but nice yards you could have a look at -
