Hi All I am new to the Forum and really need some advice (apologies if this is in the wrong place).
Now for your advice I Hope
I have been on my current yard for 6 years and 3 years ago It was sold to new people who kept everything the same.
I have no written contract.
Now they have decided to lease the yard to someone else. The new manager is totally changing everything on the yard and it will no longer suit me so I am going to leave at the end of the month which is when I am paid up to.
Here is now my problem. The yard owners told us on Tuesday they want to rent the place but they won't make a decision for two months. The very nect day the new manager arrived issued us with a 5 page rather rude and condescending Letter and yard changes. The letter stated and he stated verbally that changes will begin from the following day Wednesday even though he does not take the lease until 1st October. He informed me that while we are at work fields will be changed to group turn out while our horses are in them.
I have since pointed out that I am paid til end of the month for current services so is unfair to make changes. My field will be left as is until then and I will move that day.
I pay monthly and I know a month notice would be correct under a verbal contract.
My Questions if anyone can advise
I never made a verbal contract with the new owners as they never spoke about it?
I feel the verbal contract I had with the old owner if it just rolled across to the new owners that they have already broken the verbal contract by making large changes within 24 hours notice. In short if they don't give me 4 weeks notice why should I give it to them. I will move on my last paid day.
Is that out of order?

Go for it. I don't you should assume that the new owners are playing by the same rule book as the old, in which case you also don't need to stick to the old!

I hope you find a nice new yard :)

if I was you I'd get some advice, horsey or not it is about contracts (verbal) and when their new contract starts and your rights as you paid under the last verbal contract. you may find BHS or Citizens Advice could be able to give you the correct words and terminology to give to them in writing. this may make them wait until then end of your notice. good luck in moving

Thanks for the tips. Over half the yard are leaving at the. End of the month as it is just not workable. I don't think any of them are paying Sept as we all feel the changes are being done straight away and even what I have already paid for I can no longer use. Surely if a yard is changing hands they should give 4 weeks notice to us before changes can start so we can decide to stay or go?

TBH, just go, as much as it pains me to say it as a YO, there isn't much they can do to enforce notice. Unless you feel that you might want/have to return to the yard at some point in the future, in that case play nicely and negotiate.

I would ask the owners when the lease with the new people is actually going to come into effect. If they aren't taking over til the 1st of October, then why are things changing sooner? I would be out looking for somewhere to move, sounds like places at other yards could be in short supply if half the yard are now going to be moving.

I am really lucky and a friend is taking my 4 until I find a yard.
We were told things are all being changed so the yard is ready for when the new guys lease begins. This includes paired turnout to large group turn out and I mean large. Fences are being changed daily. Storage is all changing so all my hay and bedding has been moved. I have been told he wants the American Barn for his horses so I need to move mine this weekend to the wooden stables at the other end of the yard.
I have 4 Shires so they won't fit in 12 x 12 and wood they only need to scratch and they will knock the block down

If you have to give them a months notice then they have to give you a months notice too.
They have not, so have broken the contract. Your not entitled to pay.
