What things would you like for your yard?

I think my yard is great in many ways, but these things would be a nice upgrade:

Solarium with hot water so I could hose down after riding or even wash before competitions
A walker or a treadmill
A canter-track
Both our indoor and outdoor are only 20x40, I'd like 20x60
Industrial washing mashine
Rug dryer

Our yard has good facilities but I would love a covered washbox with hot water and solarium lights. We have a hot tap in the feed room, and a hose outside but washing a filthy horse in winter without it getting cold isn't easy.

If I was being really really greedy I'd ask for mirrors in our outdoor school, a better surface in the indoor, a few more showjumps, and some cross country jumps in our off road hacking area. Oh and some local bridlepaths! 😂

We're very lucky with our yard, lovely facilities but there's always something!

Canter track is at the very very top of the list for me
A hot wash area for the horses, we can use the kettles in the cabin for buckets but would be lovely to have a warm hose!
Solarium in a dream world
Industrial washing machine and rug drying room
Mirrors in the large school
Water jumps in the XC field (year round... big puddles don't count!)

My yard already has a lot of the things that have been mentioned, which makes me realise how lucky I am! There are always a few things, though:

The washbox/solarium to be a converted stable, rather than a cross-tie area with a roof. Preferably with a hose that pulls down from the ceiling, rather than coming from the wall, so there's less chance of getting tangled with the horse.
A roof over the school. Not necessarily a full indoor, but just a roof would be nice.
The school used to have mirrors but we lost them in a storm a few years back. It would be nice to have them back.
A proper canter track. We have a track round the outside of the fields, but it's usually too overgrown to see the rabbit holes that often appear. Also, there's an electric fence on one side and a ditch with an unclear edge on the other. My old share horse once pinged off the electric fence into the ditch (not with me), and I can never stop thinking about it when I'm riding down there!
And, if we're talking impossible dreams, a hill. Oh, I'd love a hill within hacking distance.

Ha ha move to our yard, we have plenty of hills to go round!

Great for fitness but a vet did once tell one of the liveries to do straight line flat hacking for rehab. The owner kind of looked around bewildered and just said "Where?????"

Solarium. Used to be at a yard with one and I still miss it!An all weather canter track/hacking track would be ideal, plus a heated rug room.

Hot shower and solarium for horse washing before and after hunting.
A loo would be nice.

I already have a tap in my stable but if I didn’t have one it would be on my list of wants.

This was me a few years ago when I lived in Yorkshire. My yard was halfway up a valley and the vet was all “avoid hills”.

I’m having a nice big hard standing made next month. No more mud. Cannot. Wait.
Next on the list is a washbox.

I didn’t know i wanted this until my lovely yard owners bought one as a present for the liveries...a little John Deere Gator. It has bouncy broad tyres ..a tip up back and makes poo picking the fields almost a pleasure instead of pushing wheelbarrows through mud and ruts. This morning my daughter was driving it and the owner “souped” it up and it now goes slightly faster than walking pace (it was embarrassing that people walked past us going up to the fields!).

Decent, fit for purpose arenas (not some Friday afternoon bodge it job) with a proper equestrian surface. Most yards have arenas that might look pretty but really aren’t suitable for horses and cause so many problems.

I was up at the riding centre yesterday, and there's another for the wish-list that I'd completely forgotten about...

Usually, it doesn't bother me because I live so close (a measured 400m)...

TOILET ROLLS!

There are two toilets for the men, presumable two for the women. There was one roll in the men's yesterday... I don't know how long that will last. I can't remember the last time I saw a roll in the holder.

Oh, there are not separate toilets for staff. Some of the staff live on site in flats over one of the stable blocks, so not a problem for them, but most have their own homes.
