Which yard, need to make a decision

Fantastic grazing
Great off-road hacking
Loads of storage for free (could park 2 trailers in it)
Really helpful YM who would do anything for you
No school (can use one nearby for a price)
No tack room or toilet
Public footpath so cannot monitor who is around your horse
Barbed wire

Yard 2

Fantastic school
Tack room/toilet
No barbed wire
No public access
American undercover barn (great in bad weather)
Within hacking distance of local shows/comps
Limited grazing
Hacking not as good

Both cost the same.
 
Can your horse cope with limited turnout (mine couldnt)? Do you need a school in winter?

For me, neither would be ideal but I would put horse's happiness over mine i.e. good turnout over winter rather than being able to ride at night.
 
What do you plan to do with your horse? Would not having a school on site make things difficult? And what is the YM like at Yard 2?

For me i would chose 2, but it Sort of depends what you want to do with your horse, schooling or hacking. to me it wouldnt bother me having poor hacking as long as the school was good all year round. It depends on if your horses is happy in indoor and outdoor stables and if it is the type that needs lots of grazing etc
 
I do miss having a school, but price wise if i go to yard 1 i pay for the school but if i go to yard 2 i pay for more hayleage, arrrrh its difficult. I like to hack but my daughter likes the school.
