Ok pros and cons of each
Yard 1 pros
*Close to where i live
* mixed herd which means i can put mine out together/bring in they keep each other company
* large stables
* very nice and tidy fairly good off road hacking
* very nice people & y.o's

Yard 1 cons
* Very overgrazed so very little grass - horses are losing weight for the 1st time since ive owned them despite 3 meals and a bale of hay per day between them
* £140per month diy very pricey
* no services
* menage is questionable
* no deliveries allowed so can only buy from yo's or struggle with putting stuff in your car so haylage isnt allowed unless you buy those tiny bags at a time

Yard 2 pros
* Loads of grazing inc 24/7 summer
* only £85per month diy
* good price hay and extras
* services available
* nice hacking nearby

Yard 2 cons
* No jumping allowed in menage so would have to hire elsewhere to jump
* split herds so would have to wait for others to be put out for company or pay services
* smaller stables (11 x 12)
* bit further from home (another 15mins on journey)

Think thats it!

Yard 2 if there isn't a 3rd option ( I don't mean to be harsh when I say that!!), theres no such thing as a perfect yard though! but option 2 sounds better than 1. good luck whetever you do decide!

I'd say Yard 2 as well. You say that Yard 1 has a questionnable manege anyway so I'm guessing you wouldn't jump regularly on that. Unless you have really big horses I would say that 11x12 would be fine for most.

It depends how much jumping you do. Other than that yard 2 all the way. Hopefully you can cut down the feed/hay and save even more. Is there a field or anywhere to jump in the summer?

I would say yard 2 sounds better, but are there no others in your area? might be worth asking on here if anyone knows any others. I thought i knew all the yard in my area but it turns out there were some nice ones i had somehow missed.

Yard 2! by the sounds of it the questionable menage at 1 isn't really suitable for jumping anyway and you could use the money you save on livery to hire somewhere else.. as for T/O, perhaps you could come to some arrangement with another livery and take in turns to turn out / bring in? IMO ample grass is important...as without it, horses get bored, loose weight, get stroppy and start play fighting causing themselves untold trouble!!

From reading the details and the tone of your post, I would go for yard two. It seems to me that you are leaning that way?
