Tbf I have lots of support from my partner and his family to get back to riding, dealing with two horses really doesn't appeal to me, I struggle with confidence and that is enough for me to think nah I won't bother, when I was on the old yard it was the most time I'd ever spent in the saddle!

The sharer isn't keen on the distance, but the freedom we get for the lowest livery rates around makes me not mind the short journey! She's said she is willing to do it but would prefer somewhere closer to home, but around here the prices are higher than if we go to the next village

It's not just the living out, it's the being told constantly she has mud fever although I check her legs every night, taking off her sweet itch hood because she's sweating except it's not sweat is neem oil, questioning me for wanting to reduce her sugar intake, put downs about her not having...

I need some perspective, or maybe I just need to type this out and the answer will come to me... It's a long one- here goes... The yard my pony is on is right behind my house, I climb our garden fence to get in its that close, the downside is its shared with the yard owner and her one horse...

From what I understand planning is the next stage, it has to get through this stage, then it goes to planning... Not entirely sure what this stage is, I do know it's waiting for a report back on the bat situation. Talking about it with you lovely lot has really helped me come to terms with it...

That's interesting... As far as I am aware it's not being sold with planning.... It has planning for a barn but not residential property... Yet anyway!

Around here the value of the yard alone would be above what I'd like to pay, and I would defo need family members assistance, however they have an interest in the yard also. As land for property development the value of the land would be probably closer to 1 mil out of my price range unfortunately.

As is the land, if I didn't have such an attachment to that particular piece of land is probably just grumble about it and get on with life, I just really love this land and I am just learning the possible outcomes and what may happen or what I may be able to do about it- probably nothing but no...

To the people saying I would buy it at a lower price, to sell on I appreciate that many people would take that path, however if I was to get that land no amount of money would get me to sell it for many reasons, our house will never be sold by myself as it was built by a family member, far more...

That's awful!! I feel the same on this land the owner has said her and the kids will be set for life of she sells to developers... Not like your handful of property and other stables have you set at all, clearly on the brink of poverty

I was speaking to my friend the other day saying it's only so long before they build on moorland and protected places like that? I mean, at this rate it's bound to happen someday, right?

Is there anything that can be done on a larger scale? I am sure an awful lot of people would be interested in lessening housing

It's awful I hate having all these houses pop up everywhere, every town near us has had at least two new housing estates up in the last two years, the other one in our town was on a flood plain (like this one!) brand new houses flooded out in their first winter!!
