Thanks for the replies. Twofold concerns that this wasn’t mentioned prior to arrival and good full livery in our area is scarce so trying to find alternatives in stiff competition sounds a nightmare.

What would your thoughts be on moving to a full livery yard to discover on arrival the owner has listed the yard with an estate agent, has conducted viewings and is clearly intending to sell up and move on? Would you sit it out or start to look for another yard so soon?
